How am I secured?

The property stays in the investor's name secured by mortgage note, promissory note or partial ownership.

Your forms are simplistic, shouldn't they be several pages longer with more detail?

I have seen a wide number and assortment of agreements in my corporate and investing days. None bear much weight if the judge sees it in another light. To develop trust is a goal we have, including the profits we make. Most agreements I have are clear and simple and have served me well over the years. Besides, if someone is out to take you, they will do so in a manner you never covered via a contract.

Why are you working with investors opposed to just yourself?

I have a goal to retire a multi-millionaire and open a summer boot camp for kids in need of guidance in the next 10 years. I cannot accomplish this alone. Duplication in effort will allow all of us to benefit. I can fund and oversee several more projects with your help than I can solo. After running the numbers, I can fund 8 times more deals with investors.

What are the exit strategies?

Each investment is different, so it depends. Cash is King! So we try to sell. Pre sold is always good! We can also lease/ option or section 8, fractional ownership, seasonal rental, college rental, handicap programs etc.

If I invest cash, how long will it be tied up? Can I use my IRA Money?

Once again it depends on the project we invest. IRA money or qualifying retirement money can be used as a mortgage note, acquisition cost or other techniques.

Is there a progress report?

Yes, I will e-mail u photos of the deal as it progresses. There will also be a web site to check on a brief synapses of the deal and its progress! Plus I will always be available via phone or e-mail.

Besides building or land developing are there other investments you offer?

Yes, we offer a rate of return on cash invested. In addition we invest in foreclosures, short sales work outs, and rehab property. These are not always the main vehicle for they are time and labor intensive and can hold surprises. New built minimizes the surprises.

Do you have other types of investments?

Yes - foreclosures, short sales, don't wanters, rehabers, section 8 housing, manufactured homes for lease-option-rental-section 8 or resale. We can invest your cash or IRA funds with solid returns.

Are you available for mentoring?

Yes— price varies depending on your capacity of knowledge, financial tools. I will also speak to groups, teach boot camps.

What happens to my investment if you become ill or die?

I have a General Contractor in place along with a part-time office help and an attorney very aware of my investments and the logistics. All will help close out all deals. Besides, they want to get paid too!
