Investment Options

Option 1: Cash on cash return on funds invested.

Many of our satisfied clients utilize expendable income, home equity lines of credit, self-directed IRAs, 1031 exchanges or retirement funds. The returns are structured as follows:

  • Minimal Exposure:
    10% to 12% returns are provided on a very safe, collateralized investment. These funds are used to buy and hold land, developing land or spec house building. The risk is minimal and your money is secured by a mortgage. Dividends on these investments are quarterly or annually.
  • Moderate Speculating:
    13% to 17% returns are garnered on medium risk investments. Often secured by a second mortgage following the aforementioned investment model. Dividends are often dispersed annually or in total at the end of the project.
  • Maximum Benefit:
    Yields of 18% or more are allocated for this opportunity with payments to investor deferred until the fruition of the particular project. Exposure is greater with this investment vehicle.

Option 2: Pre-Development Lot investments

As a developer of mountain land that is in high demand we found that this program can be very lucrative for the investor and developer. We have tremendous confidence in this vehicle and have developed profitable and reliable exit strategies. An example of this type of investment bears coverage.

A 200k lot is sold to you for $175,000, at a 12.5% discount and we retain an option to buy it back at 200k. You invest 10% and obtain the financing. We cover your payments for up to 12 months or until the property is sold, which ever comes first. Subsequently, reselling this lot guaranteeing you the 25k return. We then execute a buy back option or sell the property on the open market and we equitably divide the proceeds above $200,000. If the property sells for 240k we then each profit an additional 20k plus you get your original down payment back.

Option 3: Speculative House Building

With a strong second home, retirement and seasonal rental market we have found building spec houses can be very lucrative. You will put up credit and apply for a second home loan, invest 10-15% down on a construction loan and cover all payments during construction. We then split the profits 50/50. Profit margins range from 50k to 300k.

Naturally, we tailor your investment to a project you can financially afford. I have several investors that pool their resources on one house to minimize their individual exposure. This is a viable way of investing if you can not individually qualify for the total amount needed for that investment.

As a real estate broker I sell the project with no additional cost to the investor. Any additional costs that are incurred such as advertising expenses will be transparent and communicated. All the payments you made during the construction period and your down payment is rebated back to you in addition to your profits.
